GenesisM breaks ground on Bedford, MA biomanufacturing facility

GenesisM, a joint venture between Bain Capital Real Estate and Botanic Properties, announced the start of construction on a new biomanufacturing facility in Bedford, Massachusetts. The project includes a 154,000-square-foot Class A space. The groundbreaking event was attended by project team members, town officials, and local partners.

The new facility aims to meet the growing need for life sciences manufacturing infrastructure in Greater Boston. Bain Capital and Botanic created GenesisM to develop real estate solutions for life science companies. The facility will support both clinical and commercial production.

GenesisM’s proprietary Enhanced Core design allows for faster tenant fit-out and lower initial costs. It offers a flexible build-out that helps tenants align manufacturing spending with product development. The Bedford location is along the Route 3 corridor, near Kendall Square’s biotech hub. The site will host multiple tenants operating independently.

The facility features 27-foot ceilings, up to 18 loading berths, 12,000 amps of power, and 40-foot by 40-foot column spacing. It is designed for operational flexibility and quick buildout. Construction is underway, with tenant fit-out expected to start in early 2026. The core and shell are scheduled for completion in the third quarter of 2026.

The project team includes Commodore Builders as construction manager, Perkins&Will as architect, and other engineering firms. Financing comes from Barings, a global real estate investment manager.

Joshua Zinns, Managing Principal of Botanic Properties, expressed pride in the project. He highlighted the importance of Bedford as a hub for life sciences innovation. Zinns also thanked Barings for their support, noting their focus on biomanufacturing investments.

This new facility aims to provide long-term operational flexibility, reducing costs and speeding up the development of innovative therapies. It represents a key development in the region’s biomanufacturing infrastructure.
